I have a timeshare I want to rent, it is located in Lake Havasu, Arizona. What are the differences between renting an apartment or house and a timeshare? Such as rental agreements and background check?

Nothing, as long as you rent on your time. You may also need the permissions of the other time share owners. Other than that it is exactly the same, as a vacationing spot I would keep rentals to week long type rentals.
