I have rental properties in GA. How many times can you raise the late payment.

The late payment should be spelled out in the lease. You can change it every time you renew the lease or with 30/60 days notice if it is a month to month. Most places you can not raise it to a point that could be considered usury. I think 10% of the rent is usually good.
I also like the $10 dollars a day idea that way it keeps increasing the longer they take and it puts a time pressure to pay quickly.
