I paid commission to real agent, to get a tenant, signed a lease for a year. Tenant bought a house, gave a notice to vacate property 3 month before the lease expiration. Gave a different reason, that there is a level 2 sex offender living across.
I retained security deposit for breach of lease. I also paid commission to get new tenant, as lease was terminated abruptly, question do I have the right to recover prorated commission for the three months for non fulfillment of lease. I re rented the house and paid a commission to another real estate agent to procure tenant.

Krisant, if you paid a commission to a real estate agent you must have signed a contract. What does your contract state when a tenant vacates early?
