How do I proceed with collection damages after eviction. Tenant had 1 year least, violated with criminal activity within 2 months of moving in. I'm in the process of evicting her with court order and sheriff department involvement. My lawyer advices me to not enter the property until she's out. I can see the side garage door damaged from swat team entering during a raid. I can see the oil leaking out of the garage onto the driveway from a broken truck she has in the garage. I hate to see what the interior will look like.
She had stopped paying rent since the eviction notice 2 months ago.
