I have a tenant who decided to move out approximately 4 months ago before the lease is up August 31st and is currently pretending like he's living there but his daughter is living there with his grandchild. We found this out after the June rent was paid I want to evict this week for violation of the lease can anyone help me out to know if this can be an immediate eviction or do I have to go through sending a letter 10 days pay or quit .
