Document Description

This notice is used for tenants who have violated a term of the rental agreement.

Who: Give this notice to a tenant who has violated the lease for reasons other then non-payment of rent.

What: This Notice warns the tenant to comply or vacate within 3 days of being served notice, or face eviction.

When: This is given to a tenant 3 days before the landlord may file suit.

NOTE: The 3 Day Notice to Comply or Vacate may not be used for failure to pay money owed under the lease or other rental agreement. The landlord must use the 3 Day Notice to Pay or Vacate.
