Document Description

This Notice is used for either disorderly conduct that disturbs other tenants or neighbors AND/OR when there is intentional or grossly negligent damage or destruction to the rental property.

Who: This is given to a tenant who is causing disorderly conduct OR intentional and/or severe damage or destruction to the rental property as specified within New Jersey State Law (N.J.S.A. 2A:18-61.1 and 2.) .

What: The Notice to Quit warns the tenant to vacate or face eviction.

When: This is given to a tenant 3 days before filing in a New Jersey court for eviction.

IMPORTANT When a tenant is causing disorderly conduct, a Notice to Cease must be served BEFORE serving a 3 Day Notice to Quit.
