Let’s face it, there will come a time in every landlord's career when they know a tenant must go. Whether they must leave because of unpaid rent, or for continued lease violations, the landlord must immediately and effectively communicate the time has come for the tenant to vacate the property. Not to be confused with an eviction notice, the Notice to Vacate can be served as a formal request for a tenant to vacate the premises for violating any lease provision. This form also allows a landlord to notify any and all tenants that they must vacate and deliver up possession of the premises. This form is straight to the point, not leaving tenants with any questions. The Notice to Vacate also warns the tenant of legal action that will be taken if they do not deliver possession.

This is a very useful notice a landlord may send to get his/her tenant's attention when there is a breach of the Lease. Conveniently this ezLandlord Forms' Notice to vacate form is very general and may be used to inform a tenant of an unauthorized pet or person, repeated noise violations or any other breach of the lease. It is recommended that a landlord delivers this notice via Certified Mail, Return Receipt Requested as well as regular mail.

This ezLandlord Forms' Notice to Vacate is completely customizable. It will allow a landlord to edit any language they deem necessary in the document. The notice requests the landlord to answer three questions to fill out the form properly: The date the tenant must vacate, the lease violation, and the number of days (i.e. 30)in which the tenants must vacate the premises.

This Notice to Vacate can and often does accompany other notices to tenants.

NOTE: THIS FORM DOES NOT SATISFY LEGAL REQUIREMENTS FOR EVICTION FILING IN MOST STATES/PROVINCES! To comply with local regulations, view the Eviction Notices.
