Prior to filing a complaint in court for non-payment of rent, a 3 Day Notice is required.

Who: Give this notice to a tenant who is behind on rent beyond any grace period, if applicable.

What: Notice to Pay Rent or Vacate warns the tenant to pay the amount due, vacate the premises, or face eviction.

When: This notice is given to a tenant 3 days prior to filing a complaint.

Please Note: If the tenant pays the total amount due, the landlord must accept payment and not proceed with the eviction, however a landlord is not required to accept partial payment.
