Landlords often have properties in areas or cities where special populations are served, i.e. students, Section 8, military and the like. Sometimes serving special groups require additional paperwork and/or different operating procedures and requirements from normal operating requirements and standard paperwork. It is advised that landlords and property managers who cater to special groups of any kind take the time to educate themselves on what their responsibilities are to that group before renting to them. The Military Addendum is a very important form when dealing with a tenant enlisted in the military.

Tenants who are members of the armed forces often face special circumstances that fall outside of the scope of the typical rental agreement. The Servicemembers Civil Relief Act (SCRA), previously the Soldiers and Sailors Civil Relief Act, is a federal law which protects military service men and women from any civil obligation which might interfere with a servicemen’s call to duty. That obligation includes the binding obligation of a lease agreement.

It also details the procedures to be followed in cases of deployment, transfer, or adverse outcomes such as injury, capture, or death in the line of duty.
