The Purpose Of Using This Form

One of the biggest issues landlords have with their tenants is getting them to pay rent on time. If the landlord is plagued with a tenant who is behind on their rent than they can deliver an official Demand Notice for Possession Non-Payment of Rent form.

This notice may only be used in the case when a tenant has not paid their rent and is therefore not suitable for any other lease violation. When this form is given to the tenant they either need to leave the property or pay before the given time has expired. After this 7-day waiting period, the landlord will be able to proceed with a lawsuit that will mean the tenant being legally evicted by force.

When A Tenant Doesn’t Comply With The Notice

When a tenant does not meet the demands in the notice, they will be subjected to a lawsuit. The process for an eviction is from start to finish as follows:

  • The landlord serves the tenant with the notice when they have not paid the appropriate rent.
  • The tenant has 7 days to pay or vacate the property.
  • If this does not happen then the landlord can file a lawsuit and a hearing will be scheduled.
  • At this hearing, a ruling will be made on the case. If this is in the favor of the landlord then there will be an eviction date scheduled.
  • At the appropriate time and date the tenant will be evicted from the home with the assistance of local law enforcement.
