When To Use The Saskatchewan Form 7 Notice to Vacate

Landlords may use this notice when a tenant has not paid their rent. This form cannot be used for any other violation of the lease agreement or when a landlord wishes to regain control of the property for other reasons. When a tenant has not paid the appropriate amount of rent, the landlord can give them this form to initiate the eviction process.

This notice informs the tenant of how much they owe the landlord and instructs them to either pay the amount owed and vacate the property or the landlord will move forward with court proceedings.

Timing Is Important

The landlord may use this form to initiate the eviction process but this only proceeds with the help of the courts if the tenant does not comply with the demand to pay and vacate in the allotted amount of time. Once the notice has been served, the landlord must give the tenant 15 days or more to comply before filing with the court.

The delivery of the notice is important, as it must be obvious that the tenant has received the instructions held within the form and is able to comply with the demands. These delivery methods prevent landlords from giving the notice in an unusual way that would not grab the attention of the tenant.

  • Both taping a copy to the front door and mailing a copy to the tenant through the postal service.
