In the event of an emergency, it is important for landlords to have smoke and carbon monoxide detectors in their property. Having these devices in proper locations and in working order are necessary to protect both the landlord and tenant. More and more states are requiring proof of the installation of required fire safety devices in rental properties. The Fire Safety Device(s) Disclosure provides information regarding smoke and carbon monoxide detectors. It also provides proof of installation, ensuring that the tenant is fully aware of the location of the devices, and that they are all working properly. The Fire Safety Device(s) Disclosure form also allows the landlord to inform the tenant of how many smoke detectors and carbon monoxide detectors are established in the rented premises.

The Fire Safety Device(s) Disclosure should be given, at the beginning of each lease term to make sure the tenant is aware of the whereabouts, and the functionality of smoke and carbon monoxide detectors inside the property. It also includes procedures to notify landlord of malfunction or needed repairs. This document is fully editable and allows the landlord to include any extra text or custom language to fit his/her special terms and conditions. Be mindful that the requirements of this disclosure vary from state to state, with some states requiring the disclosure to be handed out at every lease term.

It is a good idea for the landlord to include this form during the walk through inspections. The bottom portion of this form should be completed by the landlord. There is a space to include the make and model of all the devices throughout the rental unit. For added assurance, after each device has been tested, it is recommended to have the tenant initial next to the written description of the device.
