Kentucky 14 Day Notice to Cure or Vacate When a tenant violates a provision of the lease, the landlord must give the tenant written notice granting 14 days in which to cure (fix or stop the problem) or vacate. Kentucky 14 Day Notice to VacateIf the tenant complies after being given an initial notice but then violates again within 6 months, the landlord may serve the tenant with a Notice To Vacate. This does not give the tenant an opportunity to cure, just notice to vacate.
Kentucky 7 Day Notice to Pay Rent or QuitWhen rent is past due, the landlord must give the tenant written notice granting either 7 days to pay or vacate. Kentucky Official Forcible Detainer ComplaintThe landlord may file a Forcible Detainer Complaint the day following the expiration of the notice period, provided the tenant remains in non-compliance.
