California 3 Day Notice to Perform or Quit
This notice is used when a tenant has broken the lease or rental agreement, and the problem
CAN
be fixed. For example, if the tenant is subletting the unit, not keeping the unit clean, or some other violation of the agreement, the notice asks the tenant to correct the violation within 3 days or vacate.
California 3 Day Notice to Pay or Quit
This notice is used when a tenant is behind on rent and prior to filing in court for an eviction. The notice gives the tenant 3 days to either pay or deliver the premises to the landlord.
California Unlawful Detainer (Complaint)
The Unlawful Detainer Complaint sets forth the grounds for an eviction and the remedies the landlord is seeking (possession, rent, fees, costs, but not late fees or damages). This complaint is served to the tenant along with the Unlawful Detainer Summons.

L.A. Landlord Tenant Handbook for Rent Stabilization
The Rent Stabilization Ordinance (RSO), Chapter XV of the Los Angeles Municipal Code (LAMC) was enacted by City Council through Ordinance #152120 in 1978 and went into effect on May 1, 1979. The purpose of the RSO is to allow landlords a reasonable return on their investments while protecting tenants from excessive rent increases. The City Council is the legislative body with the authority to change or amend the RSO.
