TWO TENANTS IN SAME UNIT....
I had a three bedroom, two baths for rent that one tenant pay for for two bedrooms , one bath on one rental agreement and the other pay for one bedroom , one bath on his own rental agreement.
Is this legal ? and can I evict one and not the other ?

Yes it is legal. Draw up separate contracts and BE SPECIFIC in terms of what each tenant has the right to - even use specifics regarding which bedrooms and bathroom(s) are used by each tenant. Too often LLs are too broad in their contract terms, but everything needs to be spelled out so to speak in the event any legal or court action is needed at any point.
