Eviction in Louisiana
My tennant has paid late for April and May. In June, has not yet paid. The lease is up in August. I'm a long distance landlord.
Should I just send non-renewal letter. Or, should I start eviction with only two months left on lease. Any specific advice for Louisiana would be helpful.

It costs nothing to serve the tenants with an eviction notice to pay rent or vacate, and it costs little to file the eviction. If they've been paying thus far, they'll probably pay before the actual court date, at which time you can cancel the eviction action.
