move out mid-month
I rent out a room on a verbal month-to-month agreement, and my tenant game me proper written notice that he was moving out on February 22. Since our agreement is from the 1st of the month to the end of the month, can I charge him for the full month? If I choose to prorate the rent, can I calculate it based on the actual 28 days in February, which is what I'd like to do?

Basically, notice is usually one full rental period. This would mean that notice is to be given one full rental period (month) prior to move-out. I would think that your tenant would need to pay the entire month provided payment is due on the first of the month.

A rental month is considered 30 days. , not 31 days, not 28 or 29 days, and not including 1/4 day each year to account for leap day every 4 years. It's just 30 days. That's the standard in the industry. So take the monthly rent amount and divide it by 30 (days) to get the daily rate to charge him.
