The Forcible Entry and Detainer (F.E.D.) Form used for an eviction is an action for possession only.

This notice is used when a tenant fails to pay rent and the lease term is less than 3 months. The 3 day notice period provided for shall be computed as 3 consecutive 24 hour periods.

This notice is used when a tenant fails to pay rent and the lease term is more than 3 months.

This notice is used when a tenant has violated a provision of the lease, giving the tenant 14 days to cure the violation, or 30 days to vacate the premises.

When rent is past due, the landlord must give the tenant written notice granting either 7 days to pay or vacate.

When a tenant violates a provision of the lease, the landlord must give the tenant written notice granting 14 days in which to cure (fix or stop the problem) or vacate.

If the tenant complies after being given an initial notice but then violates again within 6 months, the landlord may serve the tenant with a Notice To Vacate. This does not give the tenant an opportunity to cure, just notice to vacate.

The landlord may file a Forcible Detainer Complaint the day following the expiration of the notice period, provided the tenant remains in non-compliance.

This notice is used when a tenant has failed to pay rent and there is a written lease.

This notice is used when a tenant has violated a term or a provision of a written lease for reasons OTHER than non-payment of rent.

A ten day notice is used when a landlord has a month to month lease, or does not have a written lease before evicting a tenant for any reason.

The 7 Day Notice is used when a tenant is at least 7 days behind on rent and the landlord wishes to file for an eviction.

This notice is used when the landlord has a legitimately legal reason that is for any violation EXCEPT non-payment of rent.

This notice may be used to evict a tenant for almost any reason, or no reason at all. However, the 30 Day Notice may not be used for retaliation or discrimination.

This document is used to initiate court proceedings for an eviction.

This notice is sent to a tenant who is behind on their rental payments and is required prior to the initiation of eviction proceedings.

Unless otherwise specified within the lease, if the eviction is for some reason other than non-payment of rent, a tenant is entitled to a Notice to Quit at least one full rental payment period in advance, or 30 days, whichever is greater.

This official document may be used to notify your tenant(s) to vacate for reasons other than non-payment, unlawful drug activity, or health hazard/injury to person. The tenant should be given at lease one full rental period to vacate the property.

The Official 7 Day Notice is given to a tenant who is behind on their rental payments, and prior to the landlord initiating court proceedings for an eviction.

This is an official 24 hour Demand for Possession, used for unlawful drug activity by a tenant or the tenant's guests.

Use this official 7 Day Notice when your tenant has created a health hazard to the property and/or has damaged the property.

This Notice of Termination should be used for either Subleasing, Waste, Unlawful Business, Nuisance or Violations of Controlled Substances Laws.

This notice may be used to initiate a summary eviction when the tenancy has been terminated by service and expiration of the No-Cause Termination Notice to Vacate.

A “Notice to Cease” may be required in some situations. A “Notice to Cease” serves as a warning notice and advises the tenant to stop any violating conduct.

Prior to filing suit for an eviction, the 3 Day Notice to Quit is the last notice often used in circumstances such as, disorderly conduct or damage to the property.

The 30 Day Notice to Quit is often the last notice used before filing for eviction regarding situations such as, a substantial breach of the landlord's rules/regulations, or a violation of covenants as contained within the lease.

Unless your lease specifies otherwise; a 5 Day Demand for Rent must be given to the tenant before the commencement of court proceedings.

If the tenant fails to follow the terms as specified within the rental agreement, other than the requirement to pay rent, a 14 Day Notice must be given prior to the initiation of eviction proceedings.

The procedure of Ejectment commences upon the filing of an application for ejectment, with any magistrate having territorial jurisdiction over the area in which the premises is located.

A 3 Day Notice to Comply or Vacate informs tenants they have 3 Days to either comply with the lease, or move out.

A 3 Day Notice to Vacate for Nuisance informs the tenants they have 3Days to move out.

A landlord may give a 21/30 Day Notice specifying the nature of the lease violation and instructing the tenant to correct the violation within 21 days or vacate within 30 days from date of service.

The 5 Day Notice for failure to pay rent is required before a landlord may initiate eviction proceedings. This notice may be sent with a certificate of mailing, or posted on the door by the County Sheriff’s Department.

The landlord may use this summons to start the court process for an Unlawful Detainer, commonly called a UD. The landlord files the UD at the office of the Clerk of the General District Court.
