The Forcible Entry and Detainer (F.E.D.) Form used for an eviction is an action for possession only.

This notice is used when a tenant fails to pay rent and the lease term is less than 3 months. The 3 day notice period provided for shall be computed as 3 consecutive 24 hour periods.

This notice is used when a tenant fails to pay rent and the lease term is more than 3 months.

This notice is used when a tenant has violated a provision of the lease, giving the tenant 14 days to cure the violation, or 30 days to vacate the premises.

When rent is past due, the landlord must give the tenant written notice granting either 7 days to pay or vacate.

When a tenant violates a provision of the lease, the landlord must give the tenant written notice granting 14 days in which to cure (fix or stop the problem) or vacate.

If the tenant complies after being given an initial notice but then violates again within 6 months, the landlord may serve the tenant with a Notice To Vacate. This does not give the tenant an opportunity to cure, just notice to vacate.

The landlord may file a Forcible Detainer Complaint the day following the expiration of the notice period, provided the tenant remains in non-compliance.

This notice is used when a tenant has failed to pay rent and there is a written lease.

This notice is used when a tenant has violated a term or a provision of a written lease for reasons OTHER than non-payment of rent.

A ten day notice is used when a landlord has a month to month lease, or does not have a written lease before evicting a tenant for any reason.

The 7 Day Notice is used when a tenant is at least 7 days behind on rent and the landlord wishes to file for an eviction.

This notice is used when the landlord has a legitimately legal reason that is for any violation EXCEPT non-payment of rent.

This notice may be used to evict a tenant for almost any reason, or no reason at all. However, the 30 Day Notice may not be used for retaliation or discrimination.

This is the Maryland Notice to Vacate. As a result of the violation, this notice states that the landlord desires to retake possession of the Leased Premises.

This is an official 24 hour Demand for Possession, used for unlawful drug activity by a tenant or the tenant's guests.

The notice requirement for unlawful detainers is that the landlord demand possession of the premises from the tenant. It is a 30-day notice (R.S.Mo. 534.030 and 441.060).

In some circumstances, a “Notice to Cease” is required before a "Notice to Quit" is served.

This notice is used for a disorderly conduct violation or if a tenant causes damage or destruction to a landlord's property by being negligent or if it is intentional. It is a required notice before filing for eviction in court.
