The 30 Day Notice to Quit must be given to a tenant before a landlord may file formal proceedings in court for eviction for reasons other than non-payment of rent.

Who: This notice is given to a tenant from the landlord.

What: Use this 30 Day Notice to Quit as notification for your tenant to comply with the lease agreement, or give up possession before eviction proceedings are initiated.

When: This is served to a tenant at least 30y days before a landlord may file in court for eviction.
