A 3 Day Notice to Pay or Quit must be given to a tenant before a landlord may file formal proceedings in court for eviction.

Who: This notice is given to the tenant from the landlord.

What:This is the notice required before initiating court proceedings for non-payment of rent.

When: This is served to a tenant at least 3 days before a landlord may file in court for eviction.

**Important note: A notice is only properly served by one of the following:
1. Mail the eviction notice to tenant by certified mail with a return receipt.
2. Give the eviction notice to tenant personally.
3. The landlord can give the eviction notice to someone over the age of 13 living in the rental property.
