The “30 Day Notice to Cure or Vacate Premises” is a warning, stating that the tenant has violated the lease agreement and/or is late with rent and must pay or fix the violation, vacate the premises OR face eviction. This notice is used for tenants with leases of one year or more.
Who: This is given to a tenant who has a lease of one year or more and is behind on the rent, and/or has violated the lease agreement.
What: The 30-Day- Notice to Cure or Vacate Premises is the required notice used before eviction proceedings are initiated.
When: Use this notice at least 30 days before filing in the appropriate court for an eviction, provided the tenant has not paid or cured the violation.
IMPORTANT Wisconsin has complicated eviction requirements. It is suggested that an attorney be consulted before attempting an eviction.
