Document Description
A 30 Day Notice is required, (unless otherwise specified in the lease), before initiating eviction proceedings to terminate a tenancy for non-payment of rent for tenants that pay rent on a monthly basis.
Who: Unless stated otherwise, give this notice to a tenant who pays monthly and who has failed to pay rent.
What: Notice to Quit warns the tenant to either pay the rent that is due in 14 days or vacate within 30 days OR face eviction.
When: This is given to a tenant
AS SOON AS THE RENT IS LATE and at least 30 days prior to filing an eviction proceeding.
Important: If substantially the same act or omission which constituted a prior noncompliance of which notice was given recurs within 6 months, the landlord may terminate the rental agreement upon at least 14 days' written notice specifying the breach and the date of termination of the rental agreement; without the giving opportunity to pay.
