Document Description

A 30 Days Notice is required unless otherwise specified within the lease prior to the initiation of eviction proceedings.

Who: Give this notice to a tenant who has violated a lease for any reason other than non-payment of rent.

What: Notice to Quit warns the tenant to vacate the premises or face eviction.

When: This is given to a tenant at least 30 days prior to filing for an eviction proceeding.

Important! Landlords of public housing and rent-control tenants must first go through the local housing authority and rent control board, respectively, before the landlord can proceed with the eviction. Public housing and rent control tenants have the right to a hearing in front of the appropriate board on their eviction.

Warning: Massachusetts evictions can be complicated; an attorneys advice and counsel are strongly suggested.
