Giving notice is the first step in the eviction process. In the state of Ohio, a 3 Day Notice is required and must contain specific language as specified under the Ohio Landlord Tenant Revised Code.
Who: Give this to a tenant who is behind on their rent.
What: This is the required written notice with the required text for the state of Ohio, that gives the tenant the opportunity to pay or vacate the premises within 3 business days before the commencement of court action.
When: Give this notice after 3 business days have elapsed (not including the day of service or weekends/holidays) from the date the tenant was served with notice; provided the tenant has neither paid nor vacated.
Important: University and College Student housing has different rules and regulations.
