Giving notice is the first step in the eviction process. The 30 Day Notice may be used for almost any reason, or no reason at all. Download this document, print, and fill in the necessary information.
Who: This notice is given to a tenant when a landlord wishes to have the leased premises vacated.
What: This is the required notice used to terminate a tenancy and have the premises vacated.
When: Give this notice on the last date for which rent has been paid, or later. For example, if rent is paid through the end of June, the notice period cannot end before June 30th.
Important: The notice must give 30 full days, for example, a notice ending tenancy on June 30th, must be given to the tenant no later than May 31st. If the notice does not follow these rules, the tenant may stop or delay the eviction. The notice may be served by personal delivery, posting on the premises, or certified mail. It’s wise to keep a copy, along with proof of service.
