Giving notice is the first step in the eviction process. The 14 Day Notice to Vacate is used when a tenant complies after being given an
initial notice but then violates again within 6 months. This does NOT include non-payment of rent.
Who: Give this notice to a tenant who has received prior notice for a violation of the lease, and disregards the previous notice by violating again.
What: This is the notice required when a tenant complies after being given an initial notice, but then violates again within 6 months.
When: Give this notice to your tenant when there is a re-occurence within 6 months of a lease violation,
other than non-payment of rent.
Important: Notice may be served by personal delivery, posting on the premises, or certified mail. It's wise to keep a copy along with proof of service.
