Giving notice is the first step in the eviction process. The 14 Day Notice to Cure or Vacate is used when a tenant has violated the lease,
other than non-payment of rent. The notice gives the tenant the option to either cure or vacate.
Who: Give this notice to a tenant who has violated a provision of the lease agreement.
What: This notice is required for a violation of the lease, used prior to a landlord filing for an eviction.
When: Give this notice to your tenant when there is a violation of the lease agreement.
Important: Notice may be served by personal delivery, posting on the premises, or certified mail. It’s wise to keep a copy along with proof of service.
