Document Description
Zero Tolerance for Criminal ActivityLarger Preview
Many landlords have been shocked to discover that their carefully screened tenants have been dabbling in illegal activities, only to find that they have little recourse to correct the problem. Protect your interests from the outset of the rental relationship with this firmly worded warning. The document informs tenants that transgressions such as domestic disturbances, gang activity, and drug trafficking constitute a default of the lease and will result in eviction. It also requires the tenant to call 911 if any illegal activity is observed.

Who: All tenants, or those who are deemed to be at greater risk for criminal activity.

What: A straightforward warning that no criminal activities will be tolerated on the rental premises.

When: At lease signing, or after a problem with potential criminal behavior has been noted.

Glossary of Terms in this Document:
Zero tolerance - Zero tolerance is a term used to describe a non-discretionary enforcement policy for the criminal law or informal rules. Under a system of zero tolerance, persons in positions of authority – who might otherwise exercise their discretion in making subjective judgments regarding the severity of a given offense – are instead compelled to act in particular ways and, where relevant, to impose a pre-determined punishment regardless of individual culpability.

Zero tolerance policies are studied in criminology and are common in formal and informal policing systems around the world.
