This firmly-worded document reminds tenants of the amount due, as well as any applicable late fees. Use it to elicit a fast response from your tenants and, if necessary, to document the steps leading up to eviction or other legal action.

Who: A tenant whose rent is significantly past due.

What: A demand for payment of back rent and any applicable late fees.

When: After the grace period has elapsed, but before taking further legal action.
