Before a landlord may file a Petition by Owner for Restitution (PBOFR), the required notice must be served to the tenant. For non-payment of rent a 3 Day Notice is required.
Who: Give this notice to a tenant who has failed to pay rent.
What: This is a warning to pay rent or the rental agreement/lease will be terminated.
When: This is served as soon as a tenant is behind on rent, beyond any applicable grace period.
