A landlord may end a periodic or monthly tenancy that is under a year with a 30 day notice. Generally, the notice doesn't have to state the landlord's reason for ending the tenancy. For tenancies that are
over one year, a
60 Day Notice should be used.
Who: Give this notice to a tenant on a month to month lease where the
tenancy is under one year.
What: This is a no cause notice for tenants that
ARE NOT in a rent controlled location.
When: This is given to a tenant 30 Days before a landlord may initiate eviction.
